How do I book a Viewing?

Go to the Live With Us page, and click the use the Inquiries form to book a date and time that suits. Viewings are normally held between 10:00 and 17:00, 7 days a week. If you would like to request an alternative time slot, please let us know via the Inquiry form.

What if I can't visit KAMIKITA in person?

We also offer remote viewings via video phone (e.g. Skype, Zoom) so please choose the Book a Viewing (Remote) option on the Inquiry form on the Live With Us page. You can also take a Virtual Tour.

Can I move in without doing a Viewing?

Yes, you can, but we recommend doing a House Viewing first.

What if I need to cancel or change the time of my Viewing?

Contract & Payment

Are there any requirements to live here?

We are social housing, so though we are aimed at professionals, students are also very welcome! ・All nationalities welcome
・Aged 18 years of age or above at check in
*Photo ID (passport, driver's license, residence card, My Number card etc) is required.

How long is the contract term?

All new contracts are a fixed term of 8 weeks. However, these can be renewed in 4-weeks blocks up to one month (4 weeks) in advance of the contract end date. There is no renewal fee and the only payment will be for the next 4 weeks rent, due upon signing of the contract renewal.

How do I pay my rent?

All rent is paid in advance, either upon signature of the initial contract, or upon renewal of the contract (4-week blocks). Payment is made via an online invoice payable by credit card (VISA, Master). *Please note that we do not accept cash.

Do I have to provide a guarantor or undergo a background check before moving in? What documents are required?

We do not require a guarantor or guarantor company. Before sending the contract, we will ask you to answer a short questionaire and we will conduct a simple check. However, we will not contact your employer. The only required document is a copy of one photo ID (e.g. passport, driver's license, residence card, My Number card etc.)

What kind of lease contract do you use?

We use a Lease Agreement for Temporary Use. Our contracts are paperless, so will be sent and signed by email.

Are there guarantor fees, deposits, cleaning fees etc.?

No, there are no guarantor fees, deposits, cleaning fees or agent fees. The only charges will be for rent and the 20,000 JPY booking fee for your initial contract. Renew your lease at least 4 weeks in advance of the contract end date, there is no additional cost to extend.

Are Utilities and Wi-Fi usage fees included in the rent?

Yes, all of the Utilities, Wi-Fi usage fees, furniture, common space cleaning etc. is included in your rent. The only things you will need to pay for are the 1F shared copier & printer (scanning is free) and the laundry. Cost of laundry as below: washing machine: 200 JPY / 1 wash (*must provide own detergent) clothes dryer: 100 JPY / 30 mins.

When/How far in advance can I make my booking?

You can make a booking anytime as long as we have rooms open. The booking process takes a minimum of 3 days.

What do I need to pay before moving in?

You will pay the full cost of your contract ahead of moving in as one payment, which is just your Booking Fee (20,000 JPY) + 8 weeks rent. The rent is calculated as below: Move in as Individual: Single Room: 256,000 JPY / 8 weeks Duo Room (per person): 192,000 JPY / 8 weeks Move in as Group: Dormitory Unit: 816,000JPY / 8 weeks


When is the Reception/Office open?

Staff will be on site and based at the 1F Reception from 10:00-17:00, 7 days a week. *If you would like to organize a house viewing outside of these times, please get in touch. Inquires by prospective residents or residents made outside of these times are handled primarily by email.

Do you allow mixed genders in Duo rooms?

Yes, we do upon request. However, you won't be roomed with someone of another gender if you are not moving in together.

Do you allow overnight guests?

Single Room residents:
Yes, 1 guest for up to 2 nights.

Duo Room & Dormitory residents: No, overnight guest are not permitted.

Can I choose between a lower bed and upper bed which I book a Duo room?

When you apply, the booking form will ask if you have any requests or comments to the staff. We cannot promise but we will do our best to match your preferences with the rooms available.

How big are the beds?

All beds in all room types are the same Standard Single bed size. Mattress size: width 100 cm x length 195 cm

What should I bring with me when I move in?

Just daily amenities, so things like bedding (except mattress), bath towels, bath mat, toilet paper, cleaning products, toiletries, cooking condiments). Furniture, cooking utensils, hair dryers, vacuums etc. are all provided, so you are pretty much good to go from the day you check in.

Are there cleaning staff on site?

Yes, cleaning staff will service all of the common spaces 5 times a week. However, staff will not enter resident rooms. Residents can use communal cleaning equipment available on the 1F.

What is the security like?

KAMIKITA is fitted with a secure key card system, with locks on the front entrance, each corridor, and all resident apartments/rooms. The building is fitted with security cameras in all common spaces, and we have a 24-hour secuirity monitoring system, with staff also on site 7 days a week.

Is it possible to swap rooms after moving in and living at KAMIKITA?

Yes, though there is a Room Swap fee of 20,000 JPY and the rent fee may increase depending on the new room type.
Room swaps will also depend on availability.

Is there a Female-only floor?

No, all floors are mixed gender.

Is it possible to book just a few nights, instead of using a hotel?

No, our initial contract term is fixed at 8-weeks and cannot be shortened.

Do you have a cafeteria?

No, there is no cafeteria on site, though convenience stores and supermarkets are located closeby.

Do you have a car park?

No, there is no car parking available on site, though there is a coin parking lot located adjacent to KAMIKITA HOUSE.

Is there Wi-Fi at KAMIKITA HOUSE?

Yes, we have Wi-Fi throughout the common spaces and within each of the apartments/rooms, where there is also a LAN port. Wi-Fi usage fee is included in the rent.

Can you smoke in the building?

The smoking area is located on the 8F rooftop with 24-hour access. There is no smoking permitted inside the building.

There there a Guest room available?

No, there are no Guest rooms.

What shared cleaning items are available?

We have vacuums, mops, buckets and dustpan & brush sets avaiable, as well as irons and ironing boards.

Do residents have mail boxes and access to delivery lockers?

There are mail boxes fitted with combination locks for each room located inside the building, but we do not have delivery lockers. There are available at a nearbyconvenience store.

Are there laundry facilities within the building?

Yes, we have washing machines and clothes dryers located on the 8F. The machines are available 24-hours are operated by pre-paid laundry cards only. The prices are as below: washing maching: 200 JPY / 1 wash (*must provide your own detergent) clothes dryer: 100 JPY / 30 mins.

What languges do staff speak?

All front of house staff speak Japanese and English, and some staff also speak Chinese.

Do you have a multi-use/prayer room?

We have a multi-use Cinema/Games room that you are welcome to use for prayer, but we do not have a dedicated prayer room.
